From September to December 2025, we recorded 10,460 occupied/reserved nights, a 10% increase over last year’s 9,525 nights, with October and November showing gains of 16% and 23% respectively.

 

The Average Daily Rate for September reached $190.00, up 1% from last year, with October and November also up by 3% and 1%.

 

In the last half of September, we secured 585 bookings for 1,838 nights at an ADR of $216.68, reflecting strong demand.

 

However, we continue to face challenges with some owners self-renting at significantly Below-Market rates, which are included in these aggregate numbers. 

 

These lower rates not only impact on our overall performance but also affect the broader marketplace and Revenue Management Systems, which rely on consistent pricing to evaluate marketable evening rent figures for the area.

 

Additionally, many self-renting owners are not contributing fairly to HOA impact fees and taxes, creating an uneven playing field.
